GENERAL TERMS AND CONDITIONS
1. SUBJECT MATTER OF THE CONTRACT
1.1. Kind of a Hotel AG provides the respective flat to the guest for private use; business use requires the prior written consent of Kind of a Hotel AG.
1.2. Only as many persons as agreed in the contract may be accommodated in a flat.
1.3. The guest accepts that the flat in question, including the equipment (furnishings), remains the property of Kind of a Hotel AG.
1.4. The accommodation contract concluded in writing shall apply to the flat booked in advance; in the event of a change to another flat, a new accommodation contract shall be drawn up.
2. DURATION OF CONTRACT AND TERMINATION/EXTENSION/CANCELLATION
2.1. The duration and commencement of the accommodation shall be stipulated in writing in the Accommodation Agreement.
2.2. In the case of an accommodation contract for an indefinite period (minimum duration: 1 month = 30 days), the accommodation can be 14 days' written notice of termination. If the notice period is not observed the period of notice will be recalculated.
2.3. The amount of at least 14 days shall also be owed if a flat is not or in the event of cancellation outside the cancellation periods.
2.4. In the case of fixed-term contracts, the agreed accommodation price is owed for the entire duration. Premature termination of the contract is only possible with the consent of Kind of a Hotel AG.
2.5. An extension of fixed-term contracts is only possible upon request/agreement and subject to availability.
2.6. A cancellation free of charge is possible up to 7 days before arrival, unless otherwise agreed.
3. PAYMENT AND CREDIT CARD DEBIT
3.1. Unless otherwise agreed, the amount is to be paid before receipt of the key/keycode. For accommodation exceeding one month, the new amount must be paid within 5 days of receipt of the invoice.
3.2. In case of non-compliance with the regulation mentioned in paragraph 3.1, Kind of a Hotel AG reserves the right to change the door lock code for the key card or to replace the door lock at the guest's expense and to hand over the new key card or key to the guest only after the entire claim has been paid.
3.3. When confirming the booking, the guest is obliged to provide Kind of a Hotel AG with his/her credit card details and, by signing the Accommodation Agreement, expressly agrees that any arrears may be debited from his/her card account within 2 days of the due date.
3.4. Unless otherwise agreed, Kind of a Hotel AG is entitled to charge the invoice amount (maximum 1 month) to the credit card on the day of arrival.
3.5. The same applies in principle to necessary subsequent cleaning and damage caused by the guest. In any case the guest will be informed in advance.
3.6. In such cases, Kind of a Hotel AG reserves the right to charge a one-time handling fee according to the effort involved.
4. CHECK-IN / CHECK-OUT
4.1. In principle, the following check-in / check-out times apply: Check-in: from 02:00 pm, check-out: by 11:00 am at the latest. Special requests must be communicated in advance and confirmed by Kind of a Hotel AG, but in any case subject to availability. Without this agreement, an additional daily rate will be charged for late departure from the flat.
4.2. All flats are checked for cleanliness, defects or damage before arrival. Should the guest (contrary to expectations) have any complaints, he/she must report this immediately to our front desk/hotline.
5. OCCUPATION
5.1. The guest is obliged to avoid any improper use of the flat and its furnishings. The washing machine and dryer must be treated with care, especially the cleaning of the filters. In case of violation Kind of a Hotel AG reserves the right to assert possible liability claims against the guest/tenant.
5.2. In case of loss of the key card or the key, the guest will receive a new key card or new key against a payment against a payment of CHF 250.00.
5.3. The guest undertakes to show due consideration for the other residents when using his/her flat and to observe the house rules.
5.4. The guest is not permitted to sublet the flat to third parties or to let it for use.
5.5. The keeping of pets in the respective flat is only permitted with the prior written consent of Kind of a Hotel AG.
5.6. The staff of the cleaning service has the permission to clean the flat (even in the absence of the guest) for the purpose of cleaning. The same applies for our house technicians in case of necessary repairs.
6. SERVICE
6.1. The respective flat will be cleaned at least once a week according to the location (inclusive change of towels and bed linen).
6.2. Waste bags will be disposed of by the cleaning service. It is not permitted to leave filled bags in front of the flat in the hallway, staircase and/or balcony.
7. INTERNET
7.1. Kind of a Hotel AG offers a business wireless LAN connection at all locations free of charge. In the event of failure or impairment of the connection, the guest may cannot demand a reduction on the rental price. Further claims of the guest from the operation or non-operation of the internet are expressly excluded.
8. INSURANCES
8.1. The guest is in principle not insured by Kind of a Hotel AG against any risks arising from the accommodation (accident, illness, loss of property through water, fire, theft, etc.).
8.2. We therefore strongly recommend that our guests take out appropriate insurance.
9. PLACE OF JURISDICTION
9.1. The accommodation contract is subject to Swiss law.
9.2. The place of jurisdiction is Zurich, CH.
